Our Process
1. Initial Enquiry
After your initial enquiry, we will contact you to arrange an on-site meeting, generally within one week.
2. On-Site Meeting
We meet with you at your home to discuss your objectives for the extension. At this stage we explain what can and can’t be achieved based on building regulations, site conditions, and council requirements.
Where possible, we will suggest suitable design solutions and provide indicative (ballpark) costs.
3. Design Process (Approx. 2–3 Weeks)
Based on the on-site meeting, we prepare an initial design for your extension. In some cases, we will review this design with you and make adjustments based on your feedback.
Once finalised, the design is fully costed and presented with a detailed specification of works.
4. Design Revision
If required, we revise the design and costing. Our goal is to deliver a well-designed extension that enhances your lifestyle and fits within your budget.
5. Preliminary Agreement
Once you are happy to proceed, a preliminary agreement is signed to carry out the following:
Preparation of working drawings
Soil testing and engineering computations
6-star energy rating
Submission of building permit documentation to the building surveyor
Liaison with relevant authorities as required
6. Contract Signing
After all documentation is finalised, a standard HIA building contract is signed.
At this stage, domestic building insurance is obtained and the building permit is issued.
7. Construction
Construction generally commences within three weeks of the building permit being issued.
8. Progress Payments
Progress payments are made at the stages set out under the Building Act and outlined in the building contract.
These stages typically include:
Deposit – Payable on signing the contract
Base Stage – Completion of slab or stumps
Frame Stage – Completion of framing and approval by the Building Surveyor
Lock-Up Stage – Roof, windows, and external walls installed
Fixing Stage – Installation of plaster, skirtings, architraves, and doors
Completion – Final works completed and Certificate of Completion issued by the Building Surveyor
