Our Process
From your first enquiry through to construction, we make the process as straightforward and stress-free as possible. Every project is different, but here's what you can expect.

Once you contact us, we'll be in touch to arrange an obligation-free on-site consultation, usually within one week.

We meet with you at your home to discuss your ideas, goals and budget.
During this meeting we'll:
Discuss your vision and requirements
Assess your existing home and site
Explain what is possible under current building regulations and council requirements
Suggest practical design ideas and solutions
Provide an indicative (ballpark) cost where possible
This meeting gives you a clear understanding of what can be achieved before moving forward.

Approximate timeframe: 2–3 weeks
Using everything discussed during our consultation, we prepare an initial concept design tailored to your home and lifestyle.
Your proposal includes:
Initial concept plans
Detailed building specifications
Comprehensive project costing
We'll present everything to you and explain the design in detail.

If you'd like to make any changes, we'll work with you to refine the design and update the costing where required.
Our aim is to create a design that complements your home, suits your family's lifestyle and stays within your budget.

Once you're happy with the design and quotation, we'll prepare a Preliminary Agreement so we can begin the documentation required before construction.
This allows us to commence the technical and approval stage of your project.

Following the Preliminary Agreement, we organise all of the documentation required to move your project towards construction, including:
Working drawings
Soil testing
Structural engineering computations
6-Star Energy Rating assessment
Building permit documentation
Liaison with the building surveyor and relevant authorities where required
Once these approvals are complete, your project is ready to progress to the construction phase.

Once all plans, engineering, approvals and documentation have been completed, we prepare your HIA Building Contract for signing.
At this stage we will also arrange:
Domestic Building Insurance
Building Permit approval
Final pre-construction documentation
With everything in place, your project is ready to begin.

Once your Building Permit has been issued, construction generally commences within approximately three weeks.
Throughout the build, you'll receive regular updates and have direct communication with our team. We pride ourselves on maintaining a clean, organised worksite while delivering exceptional workmanship and keeping your project on schedule.

Progress payments are made in accordance with the Building Act and the stages outlined in your HIA Building Contract.
The typical payment schedule includes:
Deposit
Paid upon signing the Building Contract.Base Stage
Completion of the slab or stump foundations.Frame Stage
Completion of the structural frame and approval by the Building Surveyor.Lock-Up Stage
Installation of the roof, external doors, windows and external wall cladding, securing the home.Fixing Stage
Installation of plaster, internal doors, skirting boards, architraves, cabinetry and other internal finishes.Completion
Final detailing, quality inspections and handover, with the Certificate of Completion issued by the Building Surveyor. -
The most exciting part of the journey is handing over the keys to your completed home.
Before handover, we carry out a thorough quality inspection to ensure every detail has been completed to our high standards. We then walk through the finished project with you, answer any questions and ensure you're completely satisfied.
At handover, you'll receive:
Your keys and access to your new space
Occupancy Permit or Certificate of Final Inspection (where applicable)
Warranty information and relevant documentation
Manufacturer warranties and operating information for appliances and fixtures
Care and maintenance advice to help keep your home looking its best
Our relationship doesn't end at handover. We're proud of the homes we build and remain available to provide ongoing support if needed.
